Description
To carry out routine maintenance, service and repair requests associated for building utilities in compliance and direction of FM management
- Duties and Responsibilities:
- Maintenance of window A/C and all type of split A/C
- Conduct service repair and PPM for roof mounted Chillers and associated compressor.
- Conduct service repair and PPM for air Handling Units primary and secondary filter monitoring inclined manometer maintenance
- Chilled water pumps plant maintenance and operation
- Conduct service repair and PPM for FCU, Fan coil unit maintenance for all areas.
- Replacing filters, filter bags, oils and refrigerant
- Diagnoses causes of problems and/or failures in heating/air conditioning systems for the purpose of identifying equipment and/or systems repair and/or replacement needs.
- Inspects HVAC systems and their components (e.g. heating units, building exhaust fans, ventilation units, etc.) for the purpose of evaluating condition, identifying necessary repairs and recommending preventive maintenance.
- Performs routine and preventive maintenance as needed for the purpose of ensuring the ongoing functioning of HVAC
- systems
- Any emergency and urgent matter must take immediate action
- Maintaining all the push button and manual operation in good condition.
- Maintain good operation of all building elevators for emergency power supply and intercom.
- Should make technical report for all maintenance problems
- Report first to general maintenance supervisor for any troubleshooting for all building elevators.
- Should endorse to outside company if there are any technical problems required to fix.
- Perform troubleshooting to all required equipment’s and machines which is related to his job.
- Follow the instructions given by the General Maintenance supervisor which is ordered by the Mechanical Systems
- Unit Manager.
- Assigned for daily repair and test work
- Aware of load demand with regard to new installation and circuit breaker ratings.
- Diagnose the main causes of problems from the associated areas.
- Responsible for many electrical concerned works such as - Checking the emergency generator
- Checking the power distribution, and the general lighting, Emergency lightings, inspection of the Main distribution panels and the repeater panels.
- Monitoring the UPS system and all other day to day routine works.
- Daily activity and major problems found to be reported to general maintenance supervisor.
- Any emergency and urgent matter must take immediate action.
- Must have focus monitoring and maintenance to all patient rooms to all buildings.
- Must have complete records of PPM procedures for all required machines and equipment
- Must have monitoring for all high voltage electrical equipment all the time.
- Installation and repair for all cable wires, switches, power supply, electric outlets, machines, and equipment.
- Perform troubleshooting to all required equipment and machines which is related to his job.
- SKILLS AND ABILITIES:
- Knowledge of Safety and Environmental concerns according to Fakeeh Care policy and procedure.
- Monitors and reports any issues related to safety in the immediate work area i.e. frayed or tattered electrical cords, faulty equipment that poses a risk to staff operating it, maintaining a clean uncluttered work area.
- Able to verbalize and demonstrate understanding of the reporting mechanism (OVR system) for any risk identified in the performance of job duties.
- Able to identify appropriate waste procedures for office materials (paper, empty ink cartridges) and equipment as to not pose an environmental contamination risk.
- Able to verbalize understanding of safety procedures in the event of an internal or external disaster and the role they will participate in.
Qualifications
- Must have Trade Certificate in Electricity or HVAC.
- Minimum 5 years’ experience as technician.
- Fluency in written & spoken English & Arabic.
- Saudi Council of Engineers Certificate.
